Here is a list of Frequently Asked Questions (FAQ) that will give you a much better understanding of our working, to ensure a simpler, hassle-free, and transparent process of renting an apartment at Stellar Rentals.
A. Our apartments are fully furnished, well-appointed apartments offering genuine creature comforts with all the mod-coms that you would expect at your home. Also, popular with both short-term and long-term renters all apartments feature a kitchen and have separate living and sleeping areas.
The apartment should be used by the maximum number of tenants as advertised by us, so all tenants must be mentioned in the application.
A. The rent includes 24/7 water, wifi, full power backup, cable TV and security. All apartments are fully furnished and equipped with cooking utensils and crockery to cater for the maximum occupancy of the apartment. Electricity will be charged separately upon actuals.
A. Yes, we do highly recommend that you personally view the apartments prior to renting them as it will also help you become familiar with the locality and facilities. So please contact us to arrange a viewing.
A. We have made the process of reserving an apartment as seamless as possible. All you need to do is Register and make a token deposit of Rs. 10,000 via our website.
All reservation will be confirmed only after the token deposit amount has been credited in our bank account, which would be usually within 24 hours after the payment has been made. You will receive confirmation from one of our Property Managers.
A. Yes, we do collect a security deposit of Rs. 60,000/- which will be kept by us for your entire stay and until we can confirm there are no pending bills or any additional cleaning or damage/loss in the apartment. If there are no such deductions, then the security deposit will be returned to you in full after you have vacated the apartment.
A. The full months’ rent needs to be paid via electronic fund transfer to our nominated account, in advance on or before the 1st of every calendar month unless otherwise agreed.
A. All major debit/ credit cards are accepted but prefer bank transfers. In some cases, we may also accept cash. All payments to be made in Indian Rupees only and are inclusive of Goods & Services Tax (unless otherwise stated).
A: There is a minimum stay requirement of six months in all our properties unless otherwise specified.
A. A minimum of 60days notice needs to be provided when cancelling the lease agreement, this is to ensure that the transition is smooth and comfortable.
A Out standard check-in is from 2:00 pm on the date of arrival and check-out is before 10:00 am on the date of departure. Since we do not have onsite staff 24/7, please do let us know 3 days in advance if you require an early check-ins or late check-outs.
A: While visitors are welcome, the tenants should make sure that the visitors’ details and In/ Out times have been entered in the Visitor Book and do not stay overnight.
A We take the health of all our tenants very seriously, as such all tenants and their guests must adhere to the local government guidelines and must always comply with Stellar Rentals mandated requirements.
In addition to your health we also take safety very seriously, so all our apartments have onsite security staff 24/7 in addition CCTV’s.
A The provision of the accommodation and services by us as described in your rental agreement and these conditions is subject to any unexpected and uncontrolled events like industrial disputes, governmental rules, acts of God, war, pandemics, unforeseen incidents etc., for which we shall not be liable.
A We welcome feedback from our tenants and see this as an opportunity to improve. If you are not entirely satisfied with the service offered, you should notify us via email at the first instance and we will strive to address your concerns.
A We understand that your information is private and so we do not share your data with any third party whatsoever unless mandated by the government or related regulatory/ legal bodies. No information of our tenants will be provided for any marketing purposes to any commercial agency.
A All our rentals are subject to a calendar month billing cycle which begins on the 1st and ends on the last day of each calendar month. So, if you move-in during the middle of the month you will be billed a proportional or prorate amount for that period up to the end of the month. For example, if you check-in on 15th June you have only have to pay half of your rent until the 30th of June, to bring you in line with the calendar month.
A. You need to submit documents for Proof of address/permanent residence and Proof of Identification and Proof of employment. Overseas clients need to produce valid visa document or Stay Authorization. Tenancy Form need to be filled up with all details for the above.
A. We do not allow Pets (Dogs & Cats) and we follow no-smoking/drugs policy. Various concerns are expressed in the Home Rules attached to the Tenancy Agreement.
